INFORMATION FOR LANDLORDS
Please find some information that we recommend you read through prior to us letting out your home / investment property.
We find this information will assist in setting up the successful management of your property.
INFORMATION SHEET FOR TENANT
Prior to the tenancy commencement, we request that the Landlord please type up an information sheet for the tenant which we hand over at the beginning of each tenancy.
These details might include.
* Special requirements for cleaning floor surfaces / stainless steel appliances.
* Any special instructions regarding garden care / irrigation.
* Any quirky things about your home, such as difficult locks / light switches
* Location of your garden water meter (in case of emergencies)
* Council bin collection day and any other council requirements that may be relevant to the tenant.
We ask that you provide us with ALL appliance manuals so we can copy for tenants and retain the originals on file.
Should you have preferred tradespeople such as electricians and plumbers, please provide us with their contact details.
Domain Rental Management will require 2 full sets of keys – 1 for our office and 1 for the tenant. The tenant’s set will be photocopied onto a key register which the tenant will sign for at the beginning of tenancy.
HARD WIRED SMOKE DETECTORS
Because of state and federal legislation requiring working smoke alarms in rental properties – we have them checked by Smoke Alarm Solutions. We will arrange for your property to be enrolled under this program at a cost of $99.00 p.a.
Smoke Alarm Solutions will call to your property on an annual basis to ensure your property is complaint – including issuing a Compliance Certificate.
We cannot stress how important this type of cover will be and strongly urge you to take out landlord protection (this is in addition to your building insurance).
ADVERTISING OF PROPERTY
Unless a tenant has been secured prior to advertising, photos will be taken of the inside and outside of your home.
We would normally start to advertise the property 2-3 weeks before our ideal letting date. As prospective tenants will do a ‘drive by’ before requesting a viewing, it is advisable to have the front garden looking neat and tidy /lawns mowed, garden beds weeded, and no rubbish or moving boxes laying around.
Just prior to your vacation a mail redirection is recommended for 3 – 6 months.
DISCONNECTION OF SERVICES
Please remember to have the power, gas, phone, and internet disconnected from your name by way of final readings and disconnection.
The water will stay in your name – we will do a meter reading as part of our Ingoing inspection report.
